"Existing Homeowners Taking Advantage of $6,500 Tax Credit"

Many Existing Homeowners are eligible for a credit up to $6,500 when they purchase a home.

 

 

It's no secret that Florida is a great place to live and for a short time you may receive a $6500 gift when you purchase a home!

One fact that surprises many purchasers is that they do not have to sell their currenthome to receive the credit. Of course, the home must become their primary residence.

Qualifi ed first time purchasers still receive a credit of up to $8000. Purchase agreements must be signed by April 30, 2010, and closings must be fi nal by June 30th.

The best way to learn how to take advantage of this historic tax credit is to contact any Realtor.  Here is just one example of how this credit is stimulating the economy. One gentleman who purchased a fixer-upper for $52,000 was pleased to learn he will receive a $5,200 credit. The money will be used to update the kitchen with new appliances and flooring. 

Previously the fi xer-upper had been on the market and abandoned for over one year.  Clearly the incentives are having a positive effect on home sales. The monthly number sales by Realtors® in Lake and Sumter counties climbed over 60% from 204 to 335 when compared to December 2008. The market is responding to increased affordability coupled with appealing interest rates and the tax credit.

Karen Lindeman-Bennett of Regions Bank in Lake County, FL said:" Stimulating the housing market is one of the best ways to accelerate the recovery of our local and national economy. The $8,000 tax credit has a powerful role in increasing home sales in Central Florida. With the expansion of the credit to include moveup buyers we expect this trend to continue."

With a decrease of $50,541 in the average sale price of a home in Lake County coupled historically low interest rates and an $8,000 tax credit for first time home buyers its no mystery why the number of sales have surged from 174 in January 2009 to 268 in May.

Informed home buyers understand there is a narrow window of opportunity especially with the $8000 tax credit scheduled to expire on December 1st 2009.  Keep in mind the home must close by that date! 

 Lenders are reporting an avalanche of loan applications and this may increase the amount of time to get your loan approved.

JUNE SALES REPORT FOR CAMELOT REALTY MOUNT DORA FLORIDA

OVER 4 MILLION CLOSED AND ANOTHER 5.1 MILLION UNDER CONTRACT DURING THE MONTH OF JUNE AT COLDWELL BANKER CAMELOT REALTY.

OUR AVERAGE SALE PRICE HAS INCREASED WITH SEVERAL SALES OVER $200,000

Homes below $150,000 are still a the most active parts of the market.  We are seeing an increase in the over $200,000 price point also.  Sales above 300k indicate an increased amount of activity.

Interest rates around 5% the $8,000 tax credit, and increased affordability seem to be the key market factors at this time.

Later in the month we will receive the county wide number from the Mid-Florida Regional MLS. 

The sentiment among buyers has moved from wait and see to a state of action.

Local builders are approaching the deadline to start a new home and still qualify for the $8,000 Tax credit by December 1st.

I Have Five NEW REOs and Four are under Contract!  This what a local broker stated to me today. 

As of 1:26 p.m. EST we have 9 homes under contract today alone.  

Compare this to just sixty days ago when we were lucky to have two or three homes under contract in a given day.

The affordability index in our area is looking real good.  Meaning a typical family can buy a home for 25% of their income.

One Year ago that would have been around 40% and homes were just sitting on the market.

It's a buyers bonanza in northern Lake County FL. 

Here are the main reason for this turn around:

1:) Prices have dropped about 40% - depending on area.

2:) Buyers have been waiting on the sidelines. 

3:) Interest rates are still attractive but the future is uncertain.

4:) The voters have spoken and new leaders have ONE chance to fix this mess or there will be more changes.

I don't see prices increasing sharply because it's all tied to affordability.  Buyers have to qualify for their loans based on income and other factors.  If prices increase too much the market will pull back.

Cash buyers are snapping up the bargains and now buyers using a lender are making their move.
